Role of independent professionals
We do not provide legal or tax advice, and we do not ourselves perform regulated legal acts. Where your case requires legal advice or a regulated act — including the registration filing and any appearance before the authority — that step is performed by an independent licensed Portuguese lawyer, acting under a power of attorney that you grant directly to that professional. That professional acts for you, and not as our agent or subcontractor.
We remain responsible for our own work: the review of your situation and your documents, the guidance we give you, the preparation of your application, our correspondence with you and our coordination of the case; and for exercising reasonable care in selecting and coordinating the independent professionals we work with. We are not responsible for those professionals' regulated acts or omissions, nor for the decisions of any authority or bank.
We undertake to perform the work described with reasonable care and skill, on the basis of the information and documents you supply, the accuracy and completeness of which are your responsibility. We do not undertake to procure any decision, registration or document. The decision on any application rests solely with the relevant authority, and we do not guarantee any outcome.

The service is designed to result in your application being prepared, filed by the independent professional and followed up through to the authority's decision.

30. Service details — Tax representation
Engagement and Service Scope
Our Tax Representation service is a supplementary service initiated alongside your NIF application. If you are resident outside the EU/EEA, Portuguese law requires you to appoint a tax representative (or to adhere to the electronic notifications regime) for as long as you hold a Portuguese NIF. Our team sets up and administers your tax representation for as long as your subscription is active, corresponds with you about it and notifies you before each renewal. The role of tax representative itself is held by an independent licensed Portuguese lawyer, under a mandate you grant directly to that lawyer.
Service Subscription and Fees
Upon subscribing to the NIF service, clients automatically receive the Tax Representation Service free for the first six months. After this period, unless cancelled by the client, the service will automatically renew for an annual fee of 149€. This fee recurs annually unless the client opts out.
Renewal Notifications
To ensure transparency and provide our clients with control over their subscription, AnchorLess sends two reminder emails one week prior to the end of the initial six-month period. These notifications include all necessary details for clients to review their subscription status and guide them on how to cancel if they choose not to continue.
Cancellation Policy
Cancelling the Tax Representation Service is straightforward. Clients may cancel at any time by following the simple steps outlined in the cancellation guide provided in the reminder emails, or by directly contacting our support team. To facilitate ease of cancellation, we ensure that the process is user-friendly and only requires an email to our support team.
Refund Policy
If a client is charged for the renewal and wishes to cancel, AnchorLess offers a full refund of the subscription fees if the client emails us within two weeks after the charge. Refunds are processed promptly to the client's original method of payment.
These refunds are in addition to, and do not limit, your statutory rights.
Role of independent professionals
We do not provide legal or tax advice, and we do not ourselves perform regulated legal acts. Commitment to Transparency
AnchorLess is committed to fair and transparent practices; we never charge for the Tax Representation Service without prior warning. Our goal is to ensure that our clients have full control over their subscriptions and can make informed decisions about their fiscal representation needs in Portugal.

37. Service details — NIE Spain
Scope of Work
Our NIE service is a case-work service concerning the Spanish non-resident NIE certificate (Número de Identificación de Extranjero, commonly referred to as the "White NIE"). Our team reviews your situation and your documents, tells you which administrative requirements and supporting documents apply in your case, prepares your application, corresponds with you while your case is open and follows the case through to the authority's decision. The scope of work for the NIE service includes:
- Representation: an independent representative in Spain acts for you before the relevant Spanish authorities, under a Power of Attorney you grant directly to that representative.
- Application Management: preparing your application and the required documents, and managing their submission.
- Collection: physically attending the appointment at the designated police station to collect the issued White NIE certificate.
- Digital copy: sending you a digital copy of the final NIE certificate by email.
- Notarization Services (If applicable): for the "NIE with Notarization" package, coordinating the notarization and apostille of your identity documents and Power of Attorney through our partner, Legitify.
Service Limitations:
This service covers exclusively the White NIE, a certificate assigning the Client's Foreigner Identification Number for non-residents. It does not include the Certificado de Registro de Ciudadano de la Unión (commonly referred to as the "Green NIE", form EX-18) or any other residence registration procedure. Under Spanish law, the EX-18 requires the personal appearance of the applicant before the Spanish authorities and cannot be completed remotely or through a Power of Attorney, whether by AnchorLess or by any other provider.
EU/EEA/Swiss citizens intending to reside in Spain for more than 90 days are required by Spanish law to complete the EX-18 registration in person after their arrival in Spain. The White NIE covered by this service assigns the NIE number that will subsequently be used for that registration, but does not itself confer residence or work rights. It is the Client's responsibility to determine whether this service matches their personal situation, as set out in Section 36 (Disclaimer of Professional Advisory Services).
Service Packages & Pricing:
- NIE Standard Service (€199): The Client is responsible for providing their own correctly notarized and apostilled Power of Attorney and proof of identity. This package includes AnchorLess's case work, the representation, collection, and digital copy described above.
- NIE with Notarization (€299): This all-inclusive package includes the services of our partner, Legitify, to notarize and apostille the Client's Power of Attorney and proof of identity, in addition to AnchorLess's case work, the representation, collection, and digital copy described above.
Refunds
Our indicated timeframes are estimates. Steps that depend on an authority, a bank or an independent professional are outside our control.
AnchorLess is committed to processing your NIE application efficiently and aims to meet the timeframe stated on our website. If your application is not completed within the advertised timeframe due to an oversight or inaction on our part, you are entitled to a partial refund of €129.
This refund is applicable only if the delay is a direct result of an oversight or inaction by AnchorLess. This policy does not cover delays caused by external factors beyond our control, which include, but are not limited to: processing times and backlogs at the Spanish National Police, availability of appointments, requests for additional documentation by Spanish authorities, public holidays, or the Client's failure to provide accurate and complete information in a timely manner.
To request a refund under this policy, please contact our support team with your order details for a review.
Cancellation Policy
- For the NIE Standard Service (€199): You may cancel your order within 24 hours of purchase for a full refund, provided we have not yet scheduled an appointment or submitted any documents in your case. Cancellation requests after 24 hours are non-refundable.
- For the NIE with Notarization (€299): You may request to cancel this service within 24 hours of successfully submitting your documents to our partner, Legitify. A confirmation email will be sent upon submission, and this 24-hour cancellation window begins from the timestamp of that email.
- Upon cancellation within this period, your payment will be refunded minus a non-refundable fee of €139 to cover the costs of the notarization and apostille service, which is processed immediately by our partner.
- The total refundable amount under this condition will be €160.
- Cancellation requests made after this 24-hour period are not eligible for a refund as the legal and administrative processes will have already commenced.
To initiate a cancellation, please contact our support team with your order details. Approved refunds will be processed to your original method of payment within 15 business days.
These refunds are in addition to, and do not limit, your statutory rights.

38. Service details — VFS scheduling service
1. Service Scope — The Company provides an appointment monitoring and booking service. We monitor appointment availability on a continuous basis and book a slot matching the criteria you provide, when one becomes available. We are a private company and are not affiliated with any government body or visa center.
2. Strict No-Refund & No-Change Policy — Due to the immediate allocation of monitoring resources:
- Non-Refundable: All fees are 100% non-refundable immediately upon payment.
- No Rescheduling: Once a slot is booked, we can't reschedule it. Should you wish to schedule a new appointment, the former would have to be cancelled, and a new monitoring setup would have to be put in place, for which a new service fee would be charged.
- No Modifications: We are unable to change dates, locations, or applicant details once monitoring begins. Any changes would require a new paid service order.
These refunds are in addition to, and do not limit, your statutory rights.
3. One Applicant, One Fee — Each service fee covers the setup and monitoring for one single applicant. Group appointments require a separate fee and setup for each individual. AnchorLess is not responsible for the current rules established by VFS for family and minors' appointments.
4. Client Interference (Crucial) — To ensure success, you agree NOT to log in, refresh, or attempt to book on the portal yourself while our service is active. Waiver: If you (or another agent) access the account, it may trigger security blocks. If this happens, the service is considered "failed due to interference," and no refund or restart will be provided. If you schedule the appointment through another account and/or service while our monitoring is active, we will be unable to book your appointment (using the same personal information) and the service will be cancelled without possibility of refund.
5. Visa fees — The company is not responsible for any fees that may be requested by VFS or the Portuguese Authorities at the time of the scheduled appointment.
39. Service details — Property Hunter Portugal
The Company agrees to provide the following services based on the package selected by the Client:
- Market Research: Identifying properties that match the agreed criteria.
- Screening: Pre-vetting listings to ensure availability and suitability.
- Visitations: Conducting physical or video visits of selected properties.
- Application Support: Assisting the Client in compiling and submitting rental applications.
- Lease Negotiation: Negotiating the terms of the lease with the landlord, and supporting the Client through to signature of the agreement between the Client and the Landlord.
Fees and Payment
- Payment Terms: Full payment of the selected service package is required before the active search begins.
- Urgent Fee: If the Client opts for the "Urgent" service, this fee is due alongside the standard package fee.
- Third-Party Costs: The Company's fees cover the search service only. They do not cover the security deposit, first month's rent, or any agency fees charged by the landlord/listing agency.
Refund policy
We understand that plans can change. However, upon formal agreement, our agency immediately allocates resources and incurs administrative costs to set up your dedicated search. Therefore, our cancellation policy is structured as follows:
- Initial Search Phase (First 14 Days or 7 Days): All fees paid are considered non-refundable upon the Service Start Date to cover initial setup, agent allocation, and administrative onboarding. However, as a courtesy: If you submit a cancellation request within 14 days of the Service Start Date (or within 7 days if you paid the Urgent Fee), we may, at our sole discretion, review your case and consider a partial or full refund. This is not guaranteed and is determined on a case-by-case basis.
- Active Search Period (After 14 Days or 7 Days): After 14 days (or 7 days for Urgent Fee payers), the search is considered fully active with significant hours invested in market research, screening, and visitations. Cancellations after this period are strictly non-refundable, and the Company retains 100% of the fees paid to date to cover operational costs.
*The "Service Start Date" is defined as the calendar date on which the Client completes the payment for the service package.
40. Service details — Company Concierge
Scope of Work
Our Company Concierge is an administrative service around the incorporation of a company in Portugal. It includes no legal service: the incorporation is carried out by an independent lawyer or solicitador whom you choose and engage yourself (see "Your lawyer or solicitador" below).
The service includes:
- a checklist of the documents to gather, agreed with your lawyer, and a secure space on our platform to upload them;
- a check of each document you upload: complete, legible, in date and, where required, translated. This check is administrative: it is not an opinion on the legal validity or sufficiency of any document;
- coordination with your lawyer or solicitador: we send them your file and follow up with them until your company is registered;
- the third-party costs of the incorporation, through our partners: the online notarization of your power of attorney and its apostille, certified translations and couriers. If you choose to sign before another notary or at a Portuguese consulate, those costs are yours;
- an introduction to our partners for your company's registered-office address in Portugal. They pay us nothing for it;
- help choosing your company name: a ready-made name from the pre-approved list of the Portuguese registry (RNPC), or a name of your own, for which your lawyer requests a certificate of admissibility;
- updates at each step, from your first upload until your company is registered.
The service ends when your company is registered, or when its incorporation can no longer go ahead.
What the service does not include
We do not provide legal advice, and we do not perform any act reserved to lawyers and solicitadores. In particular, the service does not include:
- advice on the type of company, its share capital, its business activity or its structure;
- drafting the articles of incorporation, the power of attorney or any other legal document;
- any filing with the commercial registry or the RNPC, including the request for a certificate of admissibility of a company name;
- the registration of your company and the declaration of its beneficial owners to the Central Register of Beneficial Owners (RCBE);
- the fees of your lawyer or solicitador, and the government and registry fees, which are part of the lawyer's quote;
- your company's registered-office address: you contract with the partner you choose, on its own terms and at its own price;
- Portuguese tax numbers (NIF) for partners and managers, available separately through our NIF service (see section 28, Service details — NIF Portugal);
- a business bank account, and your company's accounting, tax and legal obligations once it is registered.
These steps are carried out by your lawyer or solicitador, by the partner you choose, or by you.
Your lawyer or solicitador
You may engage any lawyer registered with the Ordem dos Advogados, or any solicitador registered with the Ordem dos Solicitadores e dos Agentes de Execução (OSAE). Before we send them your file, we check on the public register that their registration is active.
If you ask us to, we introduce you to independent lawyers — two at present — and you choose one. Before you decide, we give you each one's name, registration number and fee. You are free to decline them and engage another lawyer: the concierge part of your quote does not change.
Whichever lawyer you choose:
- you engage them directly, under their own engagement letter;
- you pay their fee and the government fees directly to them, on the terms of that letter;
- they act for you, and not as our agent, employee or subcontractor: their advice and their acts are theirs alone;
- they pay us no fee, commission or other benefit, and we take no share of their fee;
- they verify your identity themselves, as anti-money-laundering rules require of them, and may ask you for further documents.
We are not a party to your engagement letter. We are not responsible for your lawyer's advice, acts or omissions, nor for their fee. Questions about their work or their fee go to them; a complaint about their professional conduct can be made to their professional body (see "Complaints").
Your quote and payment
The price of the service is on quote. After you fill out our form, we email you a quote in two parts, paid separately:
| Part | What it covers | Set by | Paid to |
|---|---|---|---|
| Concierge part | This service, third-party costs included | AnchorLess | AnchorLess, when you book |
| Lawyer part | The lawyer's work, government and registry fees included | Your lawyer or solicitador | Your lawyer or solicitador, directly |
- The concierge part is our price, all taxes included. It is valid for 30 days. You pay it when you book the service, before our work starts.
- The lawyer part reproduces, for your information, the quote of the lawyer you choose among those we introduce. It binds only you and that lawyer, on the terms of their engagement letter, and we do not collect it. If you engage another lawyer, their own quote replaces it.
- Together, the two parts come to between €1,000 and €2,000, third-party costs included. The fee of your address partner, if you use one, is not included.
Payment of the concierge part follows section 5 (Purchases and payment) of these Legal Terms.
Your authorizations
By booking the service, you authorize us, for its sole purpose:
- to receive, store and check the documents and information you upload;
- to send them to the lawyer or solicitador you engage, to our notarization partner for your power of attorney and, if you ask us to, to the address partner you choose;
- to communicate with your lawyer or solicitador about the logistics and progress of your incorporation, and to receive from them, on your behalf, the information and documents this coordination requires.
Your lawyer is bound by professional secrecy. So that they can share this information with us, you agree to instruct them in writing, in their engagement letter or separately; we can provide a model clause. Legal questions, and their answers, stay between you and your lawyer: we do not relay legal advice.
You may withdraw these authorizations at any time by writing to us. We will then stop exchanging information with your lawyer, which may prevent us from completing the service.
We keep your documents confidential, and process your personal data as described in our Privacy Policy. Your lawyer, and any third party you engage, process the data we send them under their own responsibility. We keep your documents for 2 years after the end of the service, then delete them, unless the law requires otherwise.
Your commitments
You agree:
- to give us accurate and complete information, and genuine documents that are yours or that you are entitled to share;
- to answer our requests, and those of your lawyer, within 10 business days. If we have had no news from you for 90 days, we may close your file; the refund rules below then apply;
- to sign the power of attorney yourself, online with our notarization partner or, at your own cost, before another notary (with an apostille or legalization) or at a Portuguese consulate;
- to pay what the concierge part does not cover: your lawyer's fee, government and registry fees, and your address partner's fee;
- to tell us promptly about any change in your information or plans.
We are not responsible for delays, or for an incorporation that cannot go ahead, when the cause is information or documents that are incomplete, inaccurate or late.
Timing
We check each document within 5 business days of its upload, and send your complete file to your lawyer within 5 business days of their engagement. These timeframes cover our own work only.
Every other step depends on others: your lawyer or solicitador, notaries and consulates, the registry and the RNPC, and you. We do not control their timeframes, and we do not guarantee a date of incorporation.
Cancellation and refunds
You may cancel within 14 days of booking, without giving a reason. We start working on your file within those 14 days only if you ask us to. If you cancel after asking us to start, we refund the concierge part minus an amount in proportion to the work already done. Once the service has been fully performed at your request, this right to cancel ends.
After those 14 days, we refund the concierge part:
- in full, if you cancel before we have started working on your file;
- minus the work already done, if your incorporation cannot go ahead for a reason outside your control, such as a lawyer declining your engagement or the registry refusing it.
In any other case, the concierge part is not refunded after those 14 days.
The lawyer's fee and the government fees follow your lawyer's own terms, and we do not refund them. Any refund of the concierge part is reduced by the third-party costs already paid for your file.
Refunds are made to your original method of payment within 15 days of approval, and may be reduced if a discount code was used. To cancel or request a refund, write to contact@anchorless.io with your order details. These refunds are in addition to, and do not limit, your statutory rights.
Role of independent professionals and our liability
We do not provide legal or tax advice, and we do not ourselves perform regulated legal acts. Every step of your incorporation that requires legal advice or a regulated act — including the certificate of admissibility of your company name, the articles of incorporation, the selection of the CAE, the registration and the RCBE declaration — is performed by the lawyer or solicitador you engage. That professional acts for you, and not as our agent or subcontractor.
We remain responsible for our own work: the document checklist and checks, the transmission of your file, our coordination with your lawyer, our introductions to address partners, and our updates to you. We undertake to perform it with reasonable care and skill, on the basis of the information and documents you supply. Where we introduce a lawyer, we take reasonable care to check that their registration is active.
We are not responsible for the advice, acts or omissions of your lawyer or of any third party, nor for the decisions of the registry, the RNPC or any other authority. We do not guarantee that your company will be incorporated, nor any name, date or outcome. To the extent permitted by law, our liability for this service is limited as set out in section 21 (Limitations of liability) of these Legal Terms.
Complaints
A complaint about our service goes to contact@anchorless.io, or to Zahard LTD, 71-75 Shelton Street, London WC2H 9JQ, United Kingdom. We answer within 14 days.
A complaint about the professional conduct of a lawyer goes to the Ordem dos Advogados; about a solicitador, to the Ordem dos Solicitadores e dos Agentes de Execução (OSAE). Questions about a lawyer's fee are settled with that lawyer, under their engagement letter.
